Thanks for the responses. I'll try to get an extension mirror in there to verify the problem. Yes - looks like I'll be in the market for a new regulator.

Problem solved- the regulator cable was just hanging up due to surface rust - Once I got a mirror on it and applied some silicon it has freed up and is working fairly well. If it operates well tomorrow after more lube and excercise , I'll button things up. ( If not - I'll be looking for a regulator ) Thanks for the help...! Also - I may be selling soon - I've enjoyed my VX but I've lost garage space and don't think another Ohio winter parked outside is a good option.
